Move-in cleaning: what to do before the boxes arrive
Move-in cleaning is the highest-ROI 4 hours of a moving week. The 10-step move-in protocol and the four surfaces that need attention before any furniture sits on them.
TL;DR
Cleaning a new home before boxes arrive saves 6–10 hours of doing it around furniture later. Priority surfaces: kitchen interiors, bathroom porcelain, floor edges, and closet shelving. Total time for a 2-bed/1-bath empty unit: 3–4 hours by a two-person team.
Cleaning an empty home is much easier than cleaning a furnished one. The cost is the same; the result is dramatically better. Take advantage of the access.
The 10-step move-in protocol
- Kitchen cabinet interiors — wipe every shelf and drawer
- Inside oven and dishwasher — even if they look clean, run a citric-acid cycle
- Inside fridge — sanitize all surfaces and gaskets
- All bathroom porcelain — toilet bowl, tub, shower, sink, including underneath rims and behind the tank
- Bathroom grout sealing if grout looks unsealed
- Inside cabinets and drawers everywhere — bedrooms, hall closets, bathrooms
- Light fixtures and ceiling fans — wipe before turning them on
- Vents and registers — likely full of construction or prior-occupant dust
- Window tracks and inside windows
- Floor edges and baseboards — even on new floors, factory residue
Four surfaces that need attention before furniture sits on them
- Carpet — vacuum twice and consider hot-water extraction if prior occupants had pets
- Closet shelves — clothing on dirty shelves picks up the dirt within days
- Hardwood floors — apply furniture pads only to clean floors; grit underneath causes scratches forever
- Kitchen cabinet shelves — putting dishes on dirty shelves transfers crumbs and residue
Cost in Edmonton
A move-in clean of a 2-bed/1-bath Edmonton condo is $239–$329, slightly less than a move-out because there's typically no oven build-up or fridge mess. We schedule for the morning of move-in day or the day before.
Frequently asked
- Is move-in cleaning really worth it for a new build?
- Yes. New builds carry construction residue inside cabinets, in vents, and on floor edges. Most builder's 'final clean' is a broom-clean only.
- Should I be home during the move-in clean?
- Not required. We work faster without anyone in the home, and the day-of access (lockbox, smart code, key drop) is usually easy to arrange.
- Can you coordinate with movers?
- Yes. We typically finish 90 minutes before the moving truck arrives.
- Does move-in cleaning include carpet shampoo?
- Not by default. Available as an add-on at $0.30 per sq ft when the carpet condition requires it.
